Senior living community owners and operators are often faced with the challenge of keeping spaces updated and appealing for residents and families, while at the same time managing tight budgets. At 828id, an interior design firm specializing in senior living, we treat your budget like our own money and we can help you stretch your dollars. Don’t believe us? Just keep reading to learn how 828id President Keri Moore-Muñiz worked closely with The Village at The Woodlands Waterway, an independent living, assisted living, and memory care senior living community in The Woodlands, Texas, to make CapEx design updates without a complete overhaul. Keri and our 828id team combined existing furnishings with new, refreshed pieces to maximize the community’s budget while addressing issues and showcasing the value of collaboration and innovation in interior design.

A Testament to Collaboration

828id’s collaboration with The Village at The Woodlands Waterway began with a simple yet effective strategy, a site walk and assessment. Because this was a CapEx project, not value-add, we had a tight budget we were working with. This initial site walk and assessment was crucial in identifying the current state of the community and furniture. Because of the budget, we knew a total re-design was off the table, so we focused on determining what was the most necessary to improve the senior living community. Walking room by room with the community team, we were able to pick and choose the pieces that looked the most aged.

This careful selection process allowed us to determine the most necessary changes, ensuring that the budget was used efficiently. For instance, we considered whether a simple addition, like a stylish throw pillow, could breathe new life into a sofa that was still in good shape.
Believe it or not, we introduced new dining chairs as our initial starting point. Yes, we worked with the dining tables the community had, but the old chairs had to go! By gradually introducing new elements, the residents were able to acclimate to the changes and embrace the design updates. Our approach was not a total redesign; it was a blend of fresh and familiar.

Stretching the Budget

One of the key takeaways of this project with The Village at The Woodlands Waterway, is our commitment to working within a client’s established budget. During this project and even before we began, we went back and forth many times on the budget and plan. Because of 828id’s commitment to communication and excellent coordination, we were able to reallocate funds as needed, tweak the budget, and plan as the project progressed. Our flexibility during the project allowed us to save money in independent living (IL) spaces, where the existing designs were in better shape, and allocate those additional funds toward the memory care wing, where more improvements were essential.

In addition to reallocating funds, the 828id team demonstrated outstanding service and communication in collaborating with the senior living community about which items would remain and which ones were being replaced. In such a large project, detailing every piece of furniture and if it’s staying in the community, where it needs to be moved to, and what’s getting replaced is a huge lift. In fact, many senior living interior designers won’t work with existing furniture. At 828id, we are focused on going the extra mile for our clients. By choosing to work with The Village at The Woodlands Waterway existing furniture and items, we were able to make their budget go further and give the full community a new breath of life. As President Keri Moore says, “The clients and communities who are coming to us need us! We’ll always go the extra mile to help them.”
